I run repair operations and code compliance across a 19-building multifamily portfolio in New York City — and I build the tracking systems underneath it.
NINETEEN BUILDINGS,
FOUR BOROUGHS
Each one has trades to sequence, violations to clear, a superintendent to coordinate with, and an owner who wants to know where things stand.
SCOPE OF WORK
What the job actually consists of, day to day.
Work orders, inception to close-out
Sequencing plumbing, electrical, carpentry, roofing and extermination so a repair in an occupied apartment finishes inside one date range instead of dragging across three visits.
Violations, notice to certification
HPD lead-paint Class C orders, DOHMH extermination orders, DOB items, OATH summonses — scheduling abatement, assembling evidence, preparing for the hearing.
Contractors, scope to close
Evaluating pricing, bundling work across buildings when one crew is cheaper, keeping insurance and licensing current before anyone gets access to a unit.
Condition, capital, and capital draws
Field surveys, capital planning, lender reserve packages, and the trackers that tell an owner where every open item stands without digging through email.
SYSTEMS I BUILT
Most property managers wait on someone else for a report. I have a computer science degree and I use it. These run on a live portfolio.
Violation & legal docket
Every HPD, DOB, DOHMH and OATH matter across the portfolio in one workbook — hearing dates, filing deadlines, current status. It replaced scattered email threads and calendar reminders, which is how deadlines get missed.
Automated arrears notices
An automation that reads ledger data, assembles the delinquency notices, and queues them for review. What used to be a recurring manual afternoon is now a review-and-send step.
Vacancy & turnover tracker
Unit-level status across all nineteen buildings — what's vacant, what turnover work is open, what's ready to re-rent. One place an owner can look instead of asking.
Tenant contact recovery
The legacy property management system stored contact details inconsistently — some in the right field, some buried in free-text notes. I extracted and reconciled them into a usable portfolio-wide list.
